How To Prepare Your House For Sale










Almost all sellers want their home to sell fast and for top dollar.  Don't you? Selling a home quickly and for the most amount takes a little effort.  Here at the Monti Group, we want to do just that!   We want to help you sell your home quick and for the most amount of money!  It is not by luck that this happens; so where do we start?   Careful planning and knowing how to professionally "spruce up" your home so when buyers walk in they can not resist putting an offer in right away.

Detach yourself emotionally.  Make a conscious decision to "let" go and begin to focus on the future. Detaching can be hard for some.  As silly as it sounds walk through each room and say"goodbye" and say to yourself "This is not my home" it is only a house. 

De-Clutter: We all are guilty of "collecting" stuff.  If you don't need it, sell it, donate, or store it. Look at it as a jump start to packing. You want potential buyers to see the amazing space your home as to offer. 

Clean, Clean, Clean!  Put on your white gloves and look at your home from ceiling to floor.    Dust off the fan blades, the fireplace mantel, polish the appliances, clean the carpet, wax the floors, hang up fresh towels, throw out old throw rugs and take in a deep breath.  

How does your house smell?   Are there pet odors? Do you smoke in your home?  Did you just cook bacon? Certain food smells can linger long after you have prepared a meal.  Buyers want a clean, fresh home!    A side-note don't go overboard buyers also don't like a home that smells like you just bought out Yankee Candle.  Keep it "fresh". 

Paint: Neutral colors usually appeal to buyers better than bold colors.  If you have added a bold color to any rooms, consider changing them to a neutral color.  Again, we want potential buyers to see the space your home offers and not focus on paint colors. 

Give each room a purpose.  Stage any empty room you may not be using. We can assist you with staging your home and may be better to discuss in person. 

Walk outside look at your home.  Does your home welcome you?  Curb appeal is just as important as the inside.  It is your home's first impression to buyers.  Mow your yard, clean the sidewalks, paint faded trim, plant some bright flowers, hang a new wreath on the front door and lastly potential buyers who are driving by, can they read the address numbers? Keep the landscaping trimmed so the buyers can see your home. 

Open your front door while standing outside what is your first impression?  The above suggestions above are only a starting point and may not apply to your home, but we want buyers to visualize themselves living in your home.  That first impression goes a long way.
